Barker Property Services was founded by Ian and Justine Barker and has grown into a respected Melbourne provider known for personal service, responsiveness and quality of work. Managing Director Ian Barker has transitioned more than five million square metres of commercial, educational and industrial space in some of Australia’s most prestigious buildings — and BPS was built to deliver that calibre of service with an owner’s attention on every contract.

Today BPS maintains more than 60 commercial buildings and 250 tenancies across Melbourne for clients in the commercial, education, hospitality and government sectors. We run dedicated site teams with structured supervision, commission brand-new equipment at every contract commencement, and evidence the standard daily through BPS Pulse. We are professional infrastructure with a personal touch — large enough to manage major contracts, close enough that clients deal directly with the people whose name is on the company.

Compliance & credentials

Credentials that hold up in procurement.

$20 million public liability insurance and WorkCover coverage, with certificates of currency available on request. Licensed labour hire provider with the Labour Hire Authority Victoria. All staff are directly employed under the Cleaning Services Award (MA000022), with portable long service leave administered through CoINVEST.

Every team member holds a police check, with Working with Children Checks held across our education-facing workforce. BPS maintains Modern Slavery compliance, contractor management compliance through Rapid Global, and a documented OH&S system with current SWMS, JSA and SDS records and scheduled toolbox meetings.

Justine has operated property services businesses since 2015, delivering value-for-money service grounded in family values. A no-fuss, matter-of-fact operator, she builds trusted relationships across the operational team and keeps the engine room running: wages on time, suppliers paid, client invoicing accurate.

Ian has spent more than 25 years as an industry-leading professional, transitioning over five million square metres of commercial, educational and industrial space across Australia's most prestigious buildings. He leads BPS hands-on: a model built on trust at every level, where what we promise, we deliver.

Chief Executive Officer

Bojitha is a committed, decisive operations leader who is hands-on whenever the work requires it. He ensures every person in the BPS operations engine understands their role and its impact — so every client's day starts in a professionally presented environment.

Maneth Bamunuarachchi

Chief Financial Officer

Maneth leads finance, reporting and operations strategy at BPS. With an MBA, postgraduate qualifications and a financial services background, he supports the operational teams with data-driven insight and efficient process systems — from cash flow and contract pricing to the analytics behind BPS Pulse reporting.

Thuy Lieu

Commercial Manager

Thuy joined BPS in 2023 with years of experience operating her own service businesses. She manages accounts payable and ensures accurate financial records across the company, supporting suppliers and clients alike with reliable, factual administration.
