Commercial & Common Area Cleaning

Daily presentation cleaning of the spaces your tenants and visitors judge a building by — entrances, foyers, lifts and lift lobbies, corridors, end-of-trip facilities and amenities. Each building runs on a team-clean methodology with clear task ownership and weekly role rotation, so detail never depends on one person’s habits.

A dedicated site team handles routine presentation while periodical and rapid-response resources absorb specialist tasks. Management cover runs through structured day-to-night handovers, and weekly supervisor QA inspections feed directly into your monthly report.

Tenancy Cleaning

In-tenancy cleaning delivered alongside common-area services or as a standalone program. We meet every tenant, quote transparently, and run a structured onboarding so the transition into a new service model is smooth from day one.

Tenancy teams clean in parallel under supervision, and each tenancy’s service history is logged in BPS Pulse — at one Melbourne precinct we have delivered more than 6,200 individual tenancy services with a 99.9% complaint-free record, every issue resolved within 24 hours.

Carpet Care

Scheduled carpet steam cleaning and maintenance programs that protect floor coverings as an asset, plus rapid-response spot cleaning when something happens mid-tenancy. Spotting and extraction equipment is stationed for quick response, so a spill at 9am isn’t still there at lunch.

Hard Floor Services

Machine scrubbing, polishing, burnishing and periodic restoration of stone, vinyl and timber floors using fit-for-purpose equipment. Building entrances and hard-floor zones are slip-tested annually, with compliance evidence retained and available to building management at any time.

Windows, Glass & Pressure Cleaning

Entrance and foyer glass, internal partition glass, stainless steel polishing and building perimeter presentation. Entrances are pressure-cleaned quarterly to hold street-level presentation between deep cleans.

Waste Management & Reporting

Waste handled as a managed, measured stream — not a bin run. Volumes are tracked through BPS Pulse across general waste, commingled recycling, paper and cardboard, and organics where applicable, and presented in your monthly report so trends and contamination issues surface early.

Annually, an independent waste audit reviews every stream — capture rates, diversion from landfill and practical recommendations — producing defensible recycling and CO₂ targets calibrated to your building. Sanitary disposal services are included within amenity programs.

Rapid Response & Periodical Services

Dedicated CBD response vehicles and nearby operations hubs give us a 15-minute response capability for urgent requests — spills, water damage, presentation incidents — during and after hours. The same periodical resources deliver scheduled specialist works without pulling your site team off detail.

Deep Cleaning & Sanitation

Disinfection and deep-clean programs that meet Victorian health authority requirements, designed and reviewed with our external Senior Occupational Hygienist so methods stand up to scrutiny on indoor air and environment quality — not just appearance.
